Tenant Guidelines

All units are individually owned, decorated and equipped to suit the owner. Rental properties do not furnish paper products (tissue, kleenex, paper towels, etc.), soap or trash bags.  Renters are responsible for those items.

Check in & Check out times & maximum number of occupants are to be strictly enforced unless special arrangements are made with the agency.  Tenants not out by check out time will be charged one day’s rent plus tax.  Note: On all rentals of less than 90 days, there is a 6.75% state sales tax & a 3% Haywood County occupancy tax on the total rent due.

No appliances are guaranteed.  There will be no refunds on appliances, power, water or TV failures.  We try to keep these in good working order and any failures will be repaired as quickly as possible during our working hours.  Should you have special requirements such as particular bed sizes, TV, air conditioning etc.  it is your responsibility to request those items while making your reservation.  Changing units upon arrival will cause a forfeiture of deposit. You will be required to make another deposit on the other unit you choose.


Should you be bringing your pet, please specify this while making your reservation.  We have several units that will allow you to bring pets with you.  There is a non-refundable pet deposit required.  Should you bring a pet and your unit does not allow one, you will be asked to vacate the unit with no refund of monies paid.

If you will be meeting others coming from different directions for your vacation, please request additional maps to be provided to them.  It will be your responsibility to provide them with check-in procedures.

If you decide to take your vacation during the winter months, be aware that the weather conditions can change drastically in the mountains.  It will be your responsibility to get to and from  the property in case of snow or bad weather. It’s your decision!


TRASH: Please remove all trash from the unit upon your departure. There is no trash pickup for Maggie Valley and Waynesville. Please carry all trash to the stations located on Highway 276. (maps provided for your convience) Should you choose to leave trash in the home, there will be a $25.00 trip charge for removing the trash from the home.

Any changes in reservations must be done by phone with one of our reservationists. A new confirmation will be sent if time allows.  No faxes please.
